Despite stiff competition from Melbourne, Sydney still holds the title of Australia’s largest city — and it’s not slowing down anytime soon! The Sydney population is expected to increase by 64,323 between 2022 and 2023, with suburbs like Austral and Greendale predicted to grow by 500% over the next 20 years. 

As inner-city land prices continue to skyrocket, savvy homeowners are choosing to build their dream homes in Sydney’s blossoming outer suburbs. 

The Hills District, the Shire and Blacktown have become hotspots for new builds and have experienced rapid infrastructure improvements over the last five years. Education, public transport and other essential services have exploded in these areas, making them an attractive and more affordable alternative to the inner-city.

Sydney suburb review — Box Hill

Box Hill is one of Sydney’s hottest up-and-coming suburbs for home builds. Part of the popular Hills District, Box Hill is conveniently located in Sydney’s outer north-west, only 42km from the CBD. 

Surrounded by booming suburbs like Windsor and Hornsby, this leafy, natural suburb is known for its local parks including Box Hill Gardens, Slidey Park, Equinox Drive Reserve, and more. Residents can also take advantage of convenient bushwalking paths located throughout The Hills Shire including the Baulkham Hills Heritage Trail and the Fred Caterson Reserve, perfect for athletic types. Amenities include nearby shopping at Rouse Hill Town Centre and Castle Towers Shopping Centre. 

Box Hill’s spacious plots are great for detached builds. House and land packages are getting snatched up as the area grows, with housing estates like Box Hill Rise and The Hills of Carmel earmarked as hot areas for new homes.

Box Hill Sydney — Suburb growth profile

The Box Hill population was under 1,000 just five years ago. In 2022, the population has more than doubled to approximately 2,136. Box Hill is projected to experience rapid growth over the next two decades, with current forecasts expecting the population to reach 23,567 by 2036. 

Box Hill is set to be the site of large-scale infrastructure projects, including the nearby $3 billion development of Norwest Business Park incorporating improved housing, retail and offices, providing public Wi-Fi and driverless shuttles. With the suburb's projected growth, now is the best time to build in Box Hill before infrastructure improvements and population growth push average land prices higher.

Only a 50-minute drive to the CBD via The Hills M2 Motorway, Box Hill is popular among young professionals and working families who commute to the city. The trip is even shorter by train thanks to the recently introduced Sydney Metro Northwest line, a $7.3 billion addition to the area that has made Box Hill one of the best suburbs for commuters.

Box Hill is a hit with families because of the area’s many playgrounds and local parks, as well as its convenient entertainment and shopping amenities. Families looking for more space are flocking to build in Box Hill thanks to its nearby schools in Riverstone, Rouse Hill, The Gables and Schofields.

Sydney suburb review — Gables

The Hills’ newest suburb is Gables, proposed in 2018 and officially named in July 2020 by The Hills Council. The suburb is named after a 1,100-acre dairy farm that once took up the majority of the proposed suburb and was divided into two areas — Red Gables and Blue Gables. In a nod to its previous life, the suburb now has a main road affectionately named Red Gables Road.

Formerly part of Box Hill, Gables shares many of the same features and amenities. Its largest residential development — The Gables — is being developed by Stockland and is the largest master-planned community in the entire Hills district at 330 hectares. At a development cost of $4 billion, The Gables will feature a lake and parklands to keep the area in touch with its agricultural roots. 

Gables is conveniently placed between Box Hill, Nelson and Maraylya. While development is ongoing, the suburb is close to nearby amenities like the Rouse Hill Town Centre and Castle Towers Shopping Centre for all your shopping and dining needs. This family-friendly region will include a community centre, nine neighbourhood parks, a primary school, and a network of walking and cycling paths for convenient travel and exercise. 

With additional infrastructure improvements expected in coming years, Gables has become a hot region for couples and families looking to set down roots in a spacious new build.

Gables Sydney — Suburb growth profile

Property in Gables is in high demand, with buyers camping out overnight to purchase new land the day before it hit the market in 2020. The suburb will fit more than 3,700 dwellings, with 500 homes already occupied by February 2020. 

In 2018, the Gables population was predicted to reach 13,500 by the year 2036.

Much like Box Hill, Gables is popular for commuters working in and around the city who need reliable public transport like the Sydney Metro and The Hills bus service. At only 42km from the CBD, driving to the city takes around 50 minutes. 

A local primary school is expected to be built in the near future and the area is already home to the newly constructed Santa Sophia Catholic College, open to students from kindergarten to year 12. 

New builds are popular in The Gables and are easy to implement thanks to the area’s spacious lot sizes, making it a popular choice for growing families and couples looking to upgrade from their existing homes.

Sydney suburb review — Leppington

Located 52km southwest of the CBD, Leppington is popular among new families, retirees, and career-driven couples. The area is known for its laid back atmosphere and relaxed lifestyle, with a slightly older than average population compared to newer suburbs. 

The Greater Sydney Region Plan is adding plots to southwest suburbs like Leppington which are being snatched up by new families and young professionals. Leppington has gone from a quiet rural suburb to a populous and highly sought after area with refreshed housing estates. Leppington’s new train station will take advantage of additional train lines in the coming years, making commuting a breeze. 

Bordered by Austral, Edmondson Park and Gledswood Hills, Leppington features a sporting and recreation precinct — Leppington Oval — and the Australian Botanic Garden. Meanwhile, Willowdale Shopping Centre and Crossroads Homemaker Centre provide easy access to all your retail needs.

Leppington Sydney — Suburb growth profile

Transport in Leppington will be overhauled in the near future, with numerous proposed developments looking to improve the area’s access to Greater Sydney. The proposed South West Rail Link Extension will connect Leppington Station to the Metro line, allowing greater public transport options across Leppington and the surrounding suburbs. This will cut the commute from Leppington to Parramatta Station down to 41 minutes and Leppington to Central Station down to 51 minutes. 

Leppington's population is expected to boom from 3,283 in 2022 to 29,462 in 2041 once housing infrastructure has been fully developed in the area. New builds are popular for couples and families willing to wait for public transport improvements as the neighbourhood evolves.

Leppington Sydney — Suburb demographics

The area is popular among established couples, young families and newlyweds. Leppington is located near highly regarded public, private and Catholic primary and secondary schools such as Rossmore Public School, Robert Townson High School and the Grove Academy. Meanwhile,  families with young children will rejoice at the convenient selection of early learning and childcare facilities. 

New housing estates like Emerald Hills are positioned minutes from the M5. At 130 hectares, Emerald Hills features a 10,000 sqm retail centre, playing fields and parks that provide a safe, community-focused atmosphere perfect for children.

Sydney suburb review — Marsden Park

With a growing population and new suburban estates, Marsden Park is one of the most exciting areas in Sydney’s outer suburbs. Part of the Blacktown LGA, Marsden Park is conveniently located only 49 kilometres from the CBD. This Greater Western Sydney suburb is a great fit for couples and families looking to get the most out of their active lifestyles, with beautiful parklands and impressive mountain views.

Marsden Park features convenient shopping at nearby supermarkets like Aldi, Woolworths, Coles and more at the Sydney Business Park, plus a range of local cafes and restaurants to keep your nights busy. 

Homes in Marsden Park are typically new detached builds. Elara is the largest estate in Marsden Park and is highly sought after for its safe community feeling, with a primary school and over 40 hectares of green, open areas. Marsden Park Sydney — Suburb growth profile

Marsden Park is a fast-growing and highly desirable area. In fact, in 2019, Marsden Park achieved New South Wales's fastest growth rate of 19.8%. The population of Marsden Park and the surrounding suburbs of Melonba and Shanes Park is 13,727 as of 2022, with current forecasts pegging the population to reach 53,458 by 2041

Marsden Park is expected to continue growing as new homes are built in the area. It’s also the site of the newly completed Sydney Business Park, which is expected to bring 17,000 jobs to the area. Sydney Business Park features a fully-stocked retail precinct featuring 125,000 sqm of retail floor space across three areas, including a Bulky Goods Centre with convenient shopping at major retailers like Bunnings, IKEA, Costco, and more. 

Marsden Park Sydney — Suburb demographics

Commuters in Marsden Park have easy access to the CBD and Parramatta through the Westlink M7 Motorway, with both Riverstone and Schofields station providing convenient train routes through the area. 

Local primary schools include Marsden Park Public School and Northbourne Public School. For high school students, St Luke’s Catholic College and St Clare’s Catholic High School are located in the surrounding suburbs.
