At the time of the most recent census, over 29,500 people lived in Epping, with around 8,399 families and an average of 2.8 people per household. The average age of residents was 36, lower than the NSW average of 39. 

In terms of family dynamics and relationships, 58.3% of the population was married, and 31% were single or never married. 

The median weekly income per person was $946 and $2,243 for households, much higher than the NSW average income of $813 per person or $1,829 per household. 

As of this writing, the average house price in the area is $2,520,000, which has increased by 11.5% over the past 12 months. The average unit or apartment price is $796,500, which has also increased 6.4% in the past year, highlighting the demand for housing in and around the area.

Zoning

According to the City of Parramatta, Epping has experienced unprecedented redevelopment and growth since it was rezoned in 2014, resulting in a loss of commercial space. 

In 2024 alone, for example, the Council received plans for a 21-storey residential tower on 48 Beecroft Road. Nearby, the Independent Planning Commission greenlit plans for a high-density residential precinct to be built over Sydney Metro’s old tunnelling site at 242-244 Beecroft Road. 

There is an increasing demand for commercial space in the Epping Town Centre and concerns about traffic congestion on Epping roads. The City of Parramatta is currently completing studies into commercial floorspace, social infrastructure, traffic modelling, and the area's heritage.
