  • Western Harbour Tunnel and Warringah Freeway Upgrade: This major project will improve connections around the Sydney Harbour area and ease congestion on existing motorways like the Sydney Harbour Bridge and Anzac Bridge. According to the most recent census in 2021, 78,893 people were living on Sydney’s North Shore, with an average of two people per household. Around 43% of the population was married, and another 41% were single.

Regarding housing prices, the North Shore is considered one of the more expensive areas in Sydney, with prices varying significantly from suburb to suburb. 

For example, Mosman house prices can be several million dollars ($5,387,500 on average in 2023), reflecting the high demand and prestige in the area, whereas Chatswood is slightly more affordable ($3,190,000 on average). Areas like Chatswood still snatch a higher price due to its commercial importance in amenities.

Zoning

Zoning in the North Shore is undergoing significant changes as part of efforts to address the region's housing needs. The NSW Government has introduced new planning rules to increase housing density near public transport hubs, allowing for the construction of multi-residential buildings up to six stories high.

The North Sydney Local Environmental Plan (NSLEP) serves as the primary regulatory document, guiding development in the area to ensure compatibility with the local character.
